1. Introduction

Welcome to Letify — a rental marketplace operated by Letify MT (“we”, “our”, or “us”).

Letify is a digital platform that connects landlords and tenants directly, allowing them to advertise, discover, and manage long-term rental properties in Malta without traditional agency involvement.

By accessing or using Letify (the “Platform”), you agree to be bound by these Terms & Conditions (“Terms”). If you do not agree, you may not use our services.

2. Definitions

• “Platform” refers to the Letify website and related digital services.
• “Landlord” refers to any person or entity listing a property on Letify.
• “Tenant” refers to any person or entity searching for or renting a property through Letify.
• “Listing” means a property advertisement created on the Platform.
• “User” includes both landlords and tenants who register or use the Platform.

3. Eligibility & Account Registration

To use certain features, you must create a Letify account. You must be at least 18 years old to register.

You agree to:

• Provide accurate, complete, and current information.
• Keep your login credentials secure and confidential.
• Be responsible for all activity that occurs under your account.

We reserve the right to suspend or terminate accounts that provide false information, engage in fraud, or violate these Terms.

4. Identity Verification

To keep the marketplace safe and agent-free, some features may require you to verify your identity through our verification provider, Didit — for example, applying to listings where the landlord has chosen to accept verified applicants only.

You agree to complete the verification honestly and using your own identity documents. We may refuse, suspend, or revoke access to verification-gated features if verification fails, cannot be completed, or shows signs of fraud or impersonation.

5. Landlord Services & Fees

Letify provides landlords with tools to create, manage, and promote rental listings.

Publishing a listing may require a one-time payment, as clearly indicated during checkout. Payment is collected securely through Stripe.

A published listing remains active for 14 days from publication. After that it expires and can be renewed, so that tenants only see fresh, available properties.

There are no recurring fees, no commission, and no hidden costs.

If you opt for optional paid services (e.g., photography or video packages), these are charged separately as indicated at the time of purchase.

6. Refunds & Application Guarantee

Listing fees are covered by our Application Guarantee: if your listing receives no applications within 14 days of going live, we refund the full listing fee. Listings purchased with discount codes are not covered by the guarantee.

Apart from the Application Guarantee, fees are non-refundable unless otherwise required by law.

By purchasing a listing you request that we publish it immediately. You acknowledge that once the service has been fully performed, you lose the statutory 14-day right of withdrawal for online purchases; this does not affect the Application Guarantee or your other statutory rights.

7. User Conduct & Prohibited Activities

Users agree to use the Platform responsibly. You may not:

• Post false, misleading, or duplicate listings.
• Upload photos or videos you do not have rights to use.
• Share spam, scams, or solicitations unrelated to renting.
• Use Letify to discriminate, harass, or violate applicable laws.
• List properties as, or on behalf of, a real-estate agent or agency, or charge tenants any commission or fee in connection with a listing. Letify is an agency-free platform: every listing carries the landlord’s declaration that they are listing their own property.
• Attempt to hack, copy, or interfere with the Platform’s systems.

We may remove content or suspend accounts that violate these rules without prior notice. Listings found to be posted by or on behalf of an agency are removed without refund of the listing fee.

8. Content & Intellectual Property

Users retain ownership of their uploaded photos, videos, and descriptions.

By posting content, you grant Letify a non-exclusive, royalty-free license to display and promote your listing on the Platform and social media channels.

All software, branding, and design elements of Letify are owned by Letify MT and protected by copyright and trademark laws. You may not copy, reproduce, or redistribute any part of the Platform without permission.

9. Liability Limitations

Letify acts only as a technology intermediary.

We do not own, manage, or inspect any listed properties, nor do we guarantee the accuracy of listings or the conduct of users. Identity verification reduces fraud but is not a guarantee of any User’s trustworthiness.

To the maximum extent permitted by law, Letify is not liable for:

• Any loss or damage resulting from inaccurate listings or user actions.
• Disputes between landlords and tenants.
• Technical interruptions or data loss.

Use of the Platform is at your own risk.

10. Termination

Users may delete their account at any time.

We reserve the right to suspend or terminate any account that violates these Terms or engages in unlawful activity.

Upon termination, your right to access the Platform ends immediately. Certain obligations (e.g., payment obligations or IP rights) will survive termination.

11. Changes to Terms

We may update these Terms periodically.

When we do, we will update the “Last updated” date above.

Continued use of the Platform after updates constitutes acceptance of the revised Terms.

If significant changes occur, we may also notify users by email or platform notice.

12. Governing Law

These Terms are governed by and construed in accordance with the laws of Malta.

Any disputes shall be subject to the exclusive jurisdiction of the courts of Malta.
